Picture a single branded high-rise on Creek Beach inside Dubai Creek Harbour — not every waterfront tower in the master plan and not the same product as Valia. Emaar’s capture sells apartments (1–3 beds) and three-bedroom townhouses, with contemporary façade language such as shaded balconies and tinted glazing. [1] Property Finder matches the one-building count and lists both apartment and townhouse types. [2]

Money discipline: AED 1.79 million is the developer brochure open. [1] On the same page, the inventory card at capture printed AED 2,900,888 from, 1,186 sqft and Available Units 2. That widget can change as stock moves; it is not proof that “only two homes remain.” [1] Property Finder’s ~AED 4.34M figure is a launch-price field — keep it in a third column, not as the live ask. [2] Propsearch’s older ~AED 1.8M launch sits near the brochure open. [3]

Size evidence on Property Finder tables: roughly 751–796 sqft (1BR), 1,071–1,263 (2BR), about 1,785–2,046 for three-bed apartments, and about 2,046 sqft for the townhouse type. Amenity brochure copy on Emaar centres a ~6,000 sqm podium with lawn and kids play, adult and kids pools, indoor and outdoor gym, multipurpose room, BBQ/picnic, yoga and garden language. [1] The portal amenity list echoes gym, indoor pool, retail, restaurants, security and children’s play. [2] Marketing amenities are not unit rights until drawings and handover exhibits say so.

Timing and money schedule

The Emaar Valo capture used here prints neither a handover quarter nor a percentage grid. [1]

Property Finder supplies the public calendar: sale/booking stamp 15 August 2024, construction start 16 August 2024, expected completion 1 September 2028, delivery badge Q3 2028. [2] Propsearch also notes construction from August 2024. [3] Those stamps help planning; the sale contract and later handover notice still win if they differ.

Cash-flow on the portal is sketched as 10% at sales launch, 80% during construction, 10% on handover. [2] That split is missing from the Emaar product page we captured, and older broker pages sometimes recycle 90/10 language. Model instalments only from the percentages and dates printed for the numbered unit you selected.

Place on the Creek Harbour map

Start with the Emaar developer hub. The seller entity printed on reservation should match the sale contract.

Useful Creek Harbour neighbours only after beds and budget are fixed: Valia for a later high-rise story, Montiva by Vida for a Vida-branded tower, and the Creek Beach mid-rise set (Cedar, Savanna, Mangrove). Palace-labelled Lyvia is a different product family. Sharing a masterplan name is not enough.
