Frond B is one of Palm Jebel Ali’s villa fingers where Nakheel sells a mix of Beach Collection and Coral Collection homes. The official microsite treats Frond B as a Beach Collection neighbourhood with a long menu of named façades, and it also links Coral brochures for the larger band. Portals collapse both into one Frond B card: starting near AED 18–18.1 million, a 20/60/20 cash stamp, and a December / Q4 2028 keys window. [1] [3] [2]

OffplanInsight is independent research for people shortlisting off-plan homes — not Nakheel’s brochure. Pre-construction means instalments run for years before keys. On this page we map the Frond B pack; you still pick a named style and plot, then confirm the booking form and sale contract already show that same choice. Method explains how we work.

Who it’s for

Buyers hunting a beachfront villa on Palm Jebel Ali’s Frond B who will choose a Beach or Coral design first, can live with a ~2028 keys target, and will wait on deposit until façade, plot, size and instalment dates are printed. [3] [1]

Who it’s not for

Anyone who needs flats or townhouses (look at Palm Central), who needs keys much earlier than the 2028 public window, or who is being pushed a different frond or villa façade as if the paperwork were already fixed. [2] [3]

Snapshot (what we can state)

  • Builder — Nakheel (high) [1] [3]
  • Holding wording — Oct 2025 villa press places Nakheel inside Dubai Holding Real Estate (high) [2]
  • What Frond B is — a location release of Beach + Coral beachfront villas on one palm finger (high) [1] [3]
  • PlacePalm Jebel Ali, Dubai; not the older Palm Jumeirah (high) [6]
  • Home type — free-standing villas, not mid-rise flats (high) [3]
  • How many (portal dual) — about 44 homes: 32 Beach + 12 Coral (med — marketing inventory) [3] [4]
  • Beach size band (official)5–6 bedrooms, roughly 7,500–8,500 sqft (high) [2]
  • Coral size band (official)6–7 bedrooms, roughly 11,500–12,500 sqft (high) [2]
  • Starting price — portal launch AED 18M; FAQ AED 18,000,000; About + Tanami/Projects Scout often AED 18.1M (med — open floor only) [3] [4] [5]

  • Title stamp — freehold on the portal card (med) [3]
  • Design partners — NAGA, LOCI, WATG, LW Design, SAOTA appear in press and Frond B About copy (high) [2] [3]

Product shape

Frond B is a street of named villa designs, not one repeated floor plate. On the official Frond B page you walk a Beach Collection grid — Cyan Sky, Wave Crest, Ocean Whisper, Bluejay, Blue Horizon, Provence, Indigo Ocean, and other façades — with Coral Collection brochures (Hibiscus, Red Aurora, Porcelain Roses, Redwood and siblings) available alongside. [1]

Nakheel’s 23 October 2025 villa release is the clean size lock: Beach homes sit in a 5–6 bed / ~7.5–8.5k sqft band; Coral homes in a 6–7 bed / ~11.5–12.5k sqft band. [2] Property Finder’s Frond B write-up adds a 32 Beach + 12 Coral stock story (44 total) and opens near AED 18–18.1M. Tanami repeats the 32/12 split and AED 18.1M open. [3] [4] [5] Layout size tables on the portal still said Coming soon when we captured the card, so treat official collection bands as the working range until a dated list prints style + plot + net sqft.

Buyer sequence that stays honest: fall in love with a specific Beach or Coral design (a visit helps), then open the booking form and sale contract and check they already name that design, plot ID, bedrooms and area. You are reading fixed Nakheel paperwork — you are not authoring it.

Do not let these neighbours steal the booking:

Private beach steps, plunge pools, roof lounges and the Spine hub show up in marketing. They only bind when the exhibits attached to your sale contract list them for that plot. [3] [4]

Payment plan and timing

Keys calendar: Property Finder prints December 2028, Q4 2028, and expected finish 4 December 2028. Tanami shows Q4-2028. Projects Scout shows December 2028. [3] [4] [5] The three ads agree on the window — and off-plan calendars still move. Cash only the year printed on the sale contract and any written handover notice.

Public instalment shape:

  • Property Finder FAQ and plan block: 20% launch booking · 60% construction · 20% handover [3]
  • Tanami step cards: same 20 / 60 / 20 path (a header chip also says 80/20) [4]
  • Projects Scout: 20% / 60% / 20% [5]

Percentages without months are not a budget. Rebuild the printed schedule into calendar AED amounts before you transfer a deposit. The portal also notes booking 5 Dec 2025 and works start 6 Dec 2025 — stamps for history, not an independent build audit. [3]

Area and developer context

Who builds it: Nakheel. The October villa press describes Nakheel as part of Dubai Holding Real Estate. [2] When you reserve, compare the legal seller line on the booking form with the sale contract — logos and holding brands can be wider than the company that signs.

Where it sits: Palm Jebel Ali, kept separate from Palm Jumeirah. Press scale language for the master plan is about 13.4 km, seven islands, 16 fronds, and 90+ km of beach. [2] [6] Shortlist Frond B + named style + plot, not a generic “new palm villa” story.

Handy neighbours on this site: Villa Blue Horizon, The Coral Collection Villas, Palm Central Phase 2, and the Palm Jebel Ali hub.

Risks and open questions

  1. Location pack vs design SKU — buying “Frond B” without a style + plot leaves the door open to a different façade or band. [1] [3]
  2. 44 / 32 / 12 is marketing stock — dual on PF and Tanami, not a sealed inventory list. [3] [4]
  3. Open price is Beach-led — AED 18–18.1M is a card floor; Coral homes often price above that and need their own quote. [3]
  4. Portal size tables empty — “Coming soon” means you lean on official collection bands until net sqft is printed. [3] [2]
  5. 20/60/20 needs dates — and 80/20 chips need the same calendar rebuild. [3] [4]
  6. Island amenity film ≠ your exhibits — Spine hub, parks and public beaches only count if your villa pack lists them. [2]
  7. Amenity chips on portals — pool and beach icons look complete; brochure exhibits for the plot are the proof. [3]

Before you book

  1. Run Dubai Land Department registration and escrow checks for the villa you intend to buy before any deposit.
  2. Shortlist the Beach or Coral façade and plot first. Then read the booking form and sale contract: do they already show that façade, plot ID, net area and bedroom count? You verify Nakheel’s printed forms — you do not customise them. [1] [3]
  3. Compare the contracting company name on the reservation pack with the sale contract header. [2]
  4. Turn the public percentage plan into month-by-month AED cash you can actually fund. [3] [4]
  5. Refuse substitutions: another frond card, a different Beach/Coral façade, or a Palm Central apartment is not Frond B style X. [1] [2]
  6. Ask for brochure exhibits that name beach access, pool and outdoor rooms for your plot, not generic amenity icons. [3]

Bottom line

Frond B = Nakheel’s Beach + Coral villa neighbourhood on one Palm Jebel Ali finger: portal dual ~44 homes (32 Beach / 12 Coral), open near AED 18–18.1M, December/Q4 2028 public keys, common 20/60/20 stamp. [3] [2] Win the file with style + plot names, dated cash and DLD checks — not island lifestyle video. Independent research only.

FAQ

Who is developing Frond B Beach and Coral villas?

Nakheel. Official villa press also frames the brand under Dubai Holding Real Estate and lists design partners such as NAGA, LOCI, WATG, LW Design and SAOTA across the Beach and Coral menus. Trust the seller line on the booking form and sale contract over the brochure logo alone. [2] [3]

Where exactly is Frond B?

It is one residential finger on Palm Jebel Ali in Dubai. The official microsite path is Beach Villas → Frond B; portals list a combined Beach and Coral Frond B project card. It is not Palm Jumeirah. [1] [3]

What does Frond B cost?

The Property Finder card opens around AED 18 million (FAQ AED 18,000,000). About text and dual brokers often print AED 18.1 million. Use that only as a search floor — Coral designs and specific plots need their own dated quote. [3] [4] [5]

When should I expect keys?

Public ads cluster on December / Q4 2028 (Property Finder expected completion 4 December 2028; Tanami Q4-2028). Off-plan dates move — the sale contract and written handover notice win. [3] [4]

How is payment staged?

The common public stamp is 20% at sales launch, 60% through construction, and 20% at handover. Some broker chips compress that to 80/20. Rebuild either label into dated instalments from the sale contract. [3] [4]

Is Frond B the same as Blue Horizon or the full Coral Collection?

No. Frond B is a neighbourhood pack that can include many Beach façades plus a small Coral run. Blue Horizon is one Beach type. The Coral Collection page covers the wider Coral menu. Pick the design you want, then check the form names it. [1] [2]
