Expo Living is Emaar’s master residential community next to Expo City Dubai — built with Dubai World Trade Centre (DWTC) as a joint venture, not a single tower. Official materials describe a large mixed urban district with homes, green courtyards and the upcoming Dubai Expo Mall. [1] [2]

Property Finder lists a product card called Emaar Expo Living that opens at AED 1.4M, targets keys March / Q1 2029, and prints a 10/70/20 payment sketch. [6] That card is thin: it collapses 1–2 bedroom layouts under the master name. On the official community you actually shortlist named products — Terra Heights, Terra Woods, and Terra Gardens — each with its own price band and paperwork. This is independent buyer research, not Emaar’s sales page. How we work: Method.

Who it’s for

Buyers who want Emaar apartment or townhouse stock next to Expo City and can hold multi-year construction cash while they pick a named Terra phase.

Who it’s not for

People who need a single dual-locked community keys date before 2029, who were shown Emaar South golf inventory, or who will not book without a unit-level payment PDF and product name on the form.

What you can treat as solid today

  • Official brand — Expo Living by Emaar (high) [1]
  • Portal string — Emaar Expo Living (high) [6]
  • Developer — Emaar Properties; JV with DWTC on the official community (high) [2] [6]
  • Where it sits — Expo City / Dubai South; portal tree Dubai → Expo City → Expo Living by Emaar (high) [1] [6]
  • What you are buying — a named phase (Heights / Woods / Gardens), not “the community” as one SPA line (high) [1]
  • Community scale (marketing) — press 451,295 sq m total / 358,473 sq m residential + Expo Mall; community cards also print 454,747 / 357,000 / 65,274 sq m for mall size (high — rounded conflict, both official) [2] [1]
  • Community entry floorAED 1.4M dual-locks Terra Heights start + PF launch (med) [3] [6]
  • Named product opens (official) — Heights 1.4M · Woods from AED 1,599,888 / 1.6 Mn · Gardens 1.55 Mn marketing / inventory from AED 1,642,888 (high as marketing bands) [3] [4] [5]
  • Portal keysMarch / Q1 2029 on the PF master card only (low for the whole community) [6]
  • Portal payment sketch10/70/20 on the PF card only (med — not dual-locked on the community page) [6]
  • Portal ownership field — freehold (med) [6]
  • Portal construction stamp — started 27 October 2025 (med) [6]

Use confidence tags for shortlisting only. The booking form and sale contract still decide the product name, unit and cash calendar.

How the community is cut

Expo Living is a master community, not one building. Emaar’s community page links three live residential products: [1]

  • Terra Heights — first residential phase at launch (Emaar press, Nov 2024). Official 1 and 2 bedroom apartments, starting price 1.4M AED. [2] [3]
  • Terra Woods — official 1 to 3 bedroom apartments and townhouses, starting about AED 1.6 Mn / community from AED 1,599,888. [4]
  • Terra Gardens — official 1–3 bedroom apartments and 3 bedroom townhouses, starting AED 1.55 Mn marketing with inventory from AED 1,642,888. [5]

The Property Finder Emaar Expo Living card only shows 1-bed ~728 sqft and 2-bed ~1,216 sqft, open AED 1.4M, and Number of buildings: 1. [6] That looks like a first-phase collapse of Heights-style stock under the master brand — not a full community unit table. Do not use that card alone to pick Woods or Gardens.

Keep Expo Living separate from Emaar South golf communities and from other Expo City products such as Expo Valley Views apartments. Choose the product you want after a visit or brochure review, then check the booking form and sale contract name the same one.

Instalments and keys on public cards

Property Finder’s master-named card prints:

  • Payment10% at sales launch · 70% during construction · 20% on handover. [6]
  • KeysMarch 2029 / expected completion 1 March 2029 / public Q1 2029. [6]
  • Construction started27 October 2025 on the same card. [6]

Official Expo Living and Terra product pages we captured do not print one community-wide payment plan that dual-locks with the PF card. [1] Sibling products can sit on different cash and completion calendars — treat the PF 2029 stamp as a portal filter for the master-named card, not a promise for every phase. [6]

Rebuild money into dated instalments for the exact unit on the developer’s form. Check that the booking form and sale contract already name the product, unit and payment table for the home you chose — buyers read Emaar forms; they do not author them.

Builder and place geography

Developer brand: Emaar. Official press and community copy frame a joint venture with Dubai World Trade Centre (DWTC). [2] [1] Whatever legal entity prints on your reservation form is the one that must match the sale contract — do not assume the marketing brand alone is enough.

Place: official materials put Expo Living beside Expo City and the Dubai Exhibition Centre, inside the wider Dubai South growth story, with orientation toward Al Maktoum International Airport. [2] Related hubs on this site: Expo City and Dubai South. Marketing walk times and “minutes to” slogans are orientation only.

Editorial take: Expo Living fits if you want mid-rise Emaar apartments or townhouses next to the Expo City events hub — and only if the named Terra phase, multi-year cash calendar and daily commute still make sense after a lawyer checks the printed form.

Real risks on this shortlist

  1. Master name vs product name — portals say “Emaar Expo Living”; contracts should name Terra Heights, Terra Woods, Terra Gardens (or another printed phase). Mix-ups are buyer pain. [1] [6]
  2. Thin portal card — PF lists 1 building, 1–2BR only, 1.4M, March 2029. Official community shows three products and higher bands for Woods/Gardens. [6] [1]
  3. Keys can differ by phase — portal Q1 2029 is not dual-locked as a community-wide finish date. [6]
  4. Payment is portal-only at master level10/70/20 on PF is not confirmed on the community page for every product. [6]
  5. Scale numbers disagree slightly — press 451k / 358k sq m vs community cards 455k / 357k / 65k mall — marketing rounding, not a registry count. [2] [1]
  6. Not Emaar South — different master community and product set; do not swap golf-community facts into this shortlist.

No yield promises, ranking slogans or “last units” urgency appear here.

Before any booking money leaves

  1. Decide Terra Heights, Terra Woods or Terra Gardens, then open the booking pack and sale contract and verify those exact names sit on the unit line. [1]
  2. Confirm project registration and escrow via Dubai Land Department tools before a deposit. [7]
  3. Turn the PF 10/70/20 badge (or any sales-call sketch) into a calendar of AED dates for one apartment or townhouse only. [6]
  4. Match the price to a unit number plus sellable/net area on Emaar’s sheet — ignore community “from” alone. [3] [4]
  5. Collect written keys wording and late-delivery clauses for that unit; do not rely on the portal March 2029 master line. [6]
  6. Do not mix Expo Living paperwork with Emaar South golf products or Expo Valley apartment towers unless the form explicitly does.
  7. Ask Emaar for service-charge estimates, parking counts and base-vs-upgrade finish lists.
  8. This site is independent research — it is not Emaar or DWTC disclosure.

Bottom line

Bottom line: shortlist Expo Living if you want Emaar homes next to Expo City and you can name the phase you mean — Heights from about AED 1.4M, Woods near AED 1.6M, Gardens near AED 1.55–1.64M. The PF master card is a thin first-phase filter (1.4M, March 2029, 10/70/20), not the full community. [1] [6] Research page only; the booking form and sale contract decide the deal.

FAQ

Who develops Expo Living?

Emaar Properties. Official community and press materials also describe a joint venture with Dubai World Trade Centre (DWTC). Confirm the legal seller on the sale contract. [2] [6]

Is Emaar Expo Living one building or a whole community?

Official materials treat Expo Living as a master community with named products (Terra Heights, Terra Woods, Terra Gardens). Property Finder’s Emaar Expo Living card is thinner and looks like first-phase 1–2BR stock under the master name. [1] [6]

What does Expo Living cost to enter?

Community entry dual-locks around AED 1.4M (Terra Heights official start + PF launch). Official Woods opens near AED 1.6M / from AED 1,599,888; Gardens marketing from about AED 1.55M with inventory from AED 1,642,888. Marketing bands only. [3] [4] [5] [6]

Which payment plan should I believe?

The PF master card prints 10/70/20. That is not dual-locked on the official community page for every phase. Only the instalment table on your unit’s booking form and sale contract binds. [6]

When are keys expected?

Property Finder shows March / Q1 2029 on the Emaar Expo Living card. That is a portal target, not a dual-locked finish date for every product in the community. Check the unit form. [6]

How is Expo Living different from Emaar South?

Expo Living sits by Expo City with DWTC as joint-venture partner and named Terra products. Emaar South is a separate golf-community masterplan with its own product ladder. Keep them on separate shortlists. [1] [2]
