Al Furjan is a west Dubai residential district that Nakheel still markets as an established neighbourhood of four-bedroom villas and three-bedroom townhouses, with community centres and the Al Furjan Pavilions (pool, sports courts, restaurants, cafes and retail). [1] Off-plan (pre-construction) apartment product sits inside that already-occupied frame. It is not one greenfield brochure for every tower.
The Roads and Transport Authority lists Al Furjan as Red Line station R72, immediately after Discovery Gardens (R71). [3] Official Mira copy for Richmond District pins that project at Discovery Gardens, Al Furjan. [4] Property Finder uses the same Dubai, Al Furjan tree. [6]
Registration, escrow and construction status must be checked per named project through Dubai Land Department tools. [8] Current population, a community-wide service-charge band and a complete off-plan inventory are unknown here.

Buyers comparing off-plan projects in Al Furjan who will still open project-level documents.

Buyers seeking beachfront or Downtown ultra-prime as the primary product.
Market role
Treat Al Furjan as a multi-developer established community, not one master-developer price list. Nakheel's official community page describes villas, townhouses and the Pavilions. [1] A January 2022 Nakheel press note described the master community as 560 hectares, home to nearly 30,000 people, with its own metro station, two retail Pavilions, a club house and schools. That is a dated press snapshot, not a 2026 census. [2]
Later private developers sell branded apartment master plans on their own sale contracts. Compare exact plot, building, fees and contracting entity. Use DLD tools for the named product. [8]

- End-users who want an occupied west Dubai neighbourhood with pavilions and a named metro station already on official maps.
- Buyers comparing branded or mid-market apartment stock who will still underwrite service charges, net area and handover per tower.

Property Finder also carries a thinner card titled John Richmond Residences with a conflicting June 2027 delivery stamp. Match the product name on the SPA. [7]
What to verify before booking
- Exact community + tower/unit on the SPA. A marketing map pin or fashion-brand label is not enough.
- Project registration / status via Dubai Land Department tools. [8]
- Handover target for that release only (not a neighbour or sibling phase).
- Service charges, parking and net area in writing.
- Disambiguate Al Furjan product names that share a fashion brand (Richmond District vs thinner portal cards vs Trussardi phases).
Bottom line
Established infrastructure does not equal uniform quality or fees. Confirm each tower's documents. [8]
